When you are planning on selling your home, it is typically the bathroom that can make or brake the deal. Many sellers wonder why these two rooms are the main selling points to their home, and the answer is quite simple once you look closely. The majority of the rooms in your home consist of four walls, a window, a door and a closet. There is not much more you can do to these rooms to make them look spectacular. The bathroom and the kitchen are their own unities, and hold some of the most utilized and important furnishing in your home. Without a properly working bathroom and kitchen, there is not much that you can do inside your home except for sit and sleep. It is unthinkable to live a comfortable life in your home unless your kitchen and bathroom are fully functioning.

That's why everything that goes into those rooms is so important and can often be ridiculously expensive. If your budget is not under control or you do not have a clear vision of where the rooms are going, it is easy to let it get out of control. If money wasn't a concern, you could easily spend almost as much money on those two rooms as the rest of the house. But for most people, unlimited funds are not a way to go and they need to be more frugal with what they spend. So where to start, what is the most important thing in the bathroom to worry about?

When you are redoing your bathroom you should start by looking at all the basic aspects. For instance you will want to have a functioning shower, toilet, and sink. You want to make sure that you have a decent vanity and of course storage. After these areas are up to par, you can then look into other items, if your budget allows. Items such as a whirlpool tub, waterfall shower head and cool lighting fixtures are great to have, and make the bathroom look more appealing, however they are not essential and should only to purchased if your budget allows.

One of the most important things about your bathroom is that everything is properly working. If their are leaks and moisture this is a main concern. If your plumbing and structure is proper then everything else is just a matter of putting things the way you desire. It is simple for most to change out a sink or a toilet, however changing the tub or the shower can be a more difficult task for most.
