Home Renovation - Getting Highly Accurate Bids


You are looking for a renovating project. You can describe what you want, but no contractor, sub materials supplier, or "handyperson" can give you an accurate bid because no one really knows what you want done. The key to getting an accurate bid is to be able to describe exactly the work you want performed. Anything else and you'll get a bid that's heavily padded, to protect the contractor from the inevitable changes and redesigns.

Of course, if the job is small, you may simply be able to show the bidder what you want. For example, you might walk an electrician through to the kitchen and say you want a receptacle box here and a light box there. Or you might walk the plumber through the bath¬room and say you want a sink hookup there. Probably that's all that's needed.

However, if the job is bigger, such as renovating an entire kitchen or adding a room, you should demonstrate what you want in two ways. The first is by having an accurate plan. The second is by providing a detailed spec sheet.

The specification sheet, if it's drawn up properly, will list all the items you'll need down to their size, shape, material, color, and man¬ufacturer. From this sheet, any competent contractor you plan to hire should be able to determine both the scope and the details of what you want. When the spec sheet is added to the plans, you can get an extremely accurate bid.

The accuracy of the bid depends on your not making any changes. As soon as you begin changing either the plans or the specs, the bid is thrown off. Most contracts provide that if you make changes, the contractor is no longer required to hold to the quoted price.
