Contact your lender as soon as you can and let them know that you want to work with them in avoiding foreclosure. Most lenders will often have some different options to help you when you're having a financial emergency.

Always open, read, and respond to the mail that you receive from your lender. This is very important. The first few letters that you receive can tell you a lot of information about what is going on and give you some options for Avoiding Foreclosure. If you don't open the first few letters, the following letters after that may start to include information about legal action against you.

Be sure that you know all of your rights, including your rights regarding your mortgage and the rates. The documents you received when you first started your loan should be consulted and read so that you can know what may happen and what is allowed to happen if you don't make your payments on time or at all. Educate yourself about foreclosure laws and the time frames that are involved with them.

Remember that the laws vary state by state and that the best way you can educate yourself is to contact the housing office of the state government and let them know about your situation.

If you have other assets that can be used for money, consider using it to pay for your mortgage payments. If this involves selling things you own such as certain types of jewelry, insurance policies, a second car, or even using your trust fund money, try it. Look for an extra job. Do whatever you can to make sure that you can reinstate your loan and make your payments as promptly as possible. Even if you cannot make the full payments, this will show your lender that you are trying your best to keep your home and that you will make sacrifices for it.

Remember to be careful about your spending and consider the sources to where you money has gone or has been going. Check your budget to see if there are aspects in your life that you can cut costs in to save money, especially in expenses you don't need such as credit cards, forms of entertainment, satellite television, and club memberships. All of these things can take chunks of money out of your wallet that you can be using to make your mortgage payment.

Aside from all of the above, don't be trapped into foreclosure recovery tricks. If someone tells you that they can stop your foreclosure by a simple signature to a document, don't give in. You should never sign a legal document of any type without an attorney present, especially if you don't read and understand the exact terms that you are committing to.
